Residents (or their spouses) must be at least 62 years old. They must be able to fulfill rent by themselves or with whatever assistance they can provide privately, and households must meet income requirements as determined by HUD.

All rents are subsidized. Eligible households pay no more than 30% of their adjusted gross income for rent and utilities, excluding telephone.

Features across buildings include 24-hour front desk security, resident councils, activities, a community room with a kitchen, libraries, on-site laundry facilities, and monthly newsletters. Social service coordination is offered at all properties. All units are smoke-free. All rents are subsidized. Eligible households pay no more than 30% of their adjusted gross income for rent and utilities, excluding telephone.
